Axiom Arranges Backfill Leases for Former Big Lots in Escondido

Axiom Retail Advisors, an Irvine, CA-based retail consulting firm and member of the X Team Retail Advisors platform of affiliates, negotiated two leases totaling 20,128 square feet in Escondido. The transactions involve tenants Dollar Tree and Big Blue Swim School and backfills the former Big Lots building at 1580 W. Valley Pkwy. within the Home Depot Shopping Center. 

Lea Clay Park and Stephanie Skrbin of Axiom represented the landlord, Red Mountain Retail Group. Brian Pyke of Retail Insite represented Dollar Tree and Andrew Shemirani of Flocke & Avoyer represented Big Blue Swim School. The owner, Red Mountain Retail Group, which acquired the property as part of a portfolio sale of Big Lots properties last year, will demise the building to accommodate the new tenants, each of which will occupy half the space. Red Mountain’s Brenda Benter and Julie Swieca facilitated the transaction.  

“Several national and regional retail tenants were attracted to the space,” said Park. “Ultimately, the long-term relationship between Red Mountain and Dollar Tree made their tenancy an easy decision. The addition of Big Blue to the tenant mix is expected to draw an upscale, female customer and expand the center’s trade area contributing to the overall stability of the retail center.”
