Ai2 Signs Lease as First Office Tenant at New Lake Union Campus

Allen Institute for AI, or Ai2, a Seattle-based non-profit AI research institute founded by philanthropist and Microsoft co-founder Paul Allen, is the first office tenant for the new Northlake Commons project.

Real estate development group Hess Callahan Grey Group (HCG Group) and San Francisco-based Spear Street Capital, in partnership with the Dunn Lumber Family, announced the new lease agreement, under which Ai2 will occupy 50,000 square feet across an entire floor.

Northlake Commons was designed by architect Weber Thompson and built by General Contractor Swinerton. Retail spaces are represented by Jacob Thurber of First Western Properties. Lloyd Low and Joe Gowan of JLL are handling office and life science leasing. James Yalowitz, from Kidder Mathews, represented Ai2 in the deal.

As Seattle’s first large-scale mass timber office building, Northlake Commons was designed to prioritize innovation, sustainability and the well-being of future tenants. “Seattle continues to be a powerhouse for innovation in both technology and urban design, and we are proud to say that Northlake Commons’ partnership with Ai2 embodies the Seattle of tomorrow,” said Joanna Callahan, Partner at HCG Group.
