Law Firm Subleases 235K SF at 30 Hudson Yards
Warner Bros. Discovery is subleasing more of its space at 30 Hudson Yards, with law firm Covington & Burling signing a 20-year deal for 235,479 square feet, expanding from its current 200,000-square-foot office at 620 Eighth Avenue. The deal includes a sublease period from Warner before transitioning to a direct deal when Warner’s lease expires in 2034, with an asking rent of $112 per square foot.
CBRE represented Warner with a team of Robert Alexander, Anthony Manginelli, Taylor Callaghan and Ryan Alexander. Savills’ Matthew Barlow and Steve Barker repped Covington. This deal follows a recent agreement where trading firm Susquehanna International Group took over 73,735 square feet of Warner’s space. Warner Bros. Discovery bought the office condo from Related in 2014, which was later bought back by Related and Allianz in 2019. AT&T sold WarnerMedia to Discovery in 2022, leading to the subleasing of about 450,000 square feet at 30 Hudson Yards.
