Marble Falls project get $15M in government incentives

Austin-Area Town OKs $15M in Shopping Center Development Incentives

Developers of a new $130 million shopping center hope to bring big-name retail and restaurant brands to Marble Falls for the first time. Flatrock Development Partners is helming the 350,000-square-foot development, Shops at Flatrock Crossing. Edge Realty is working on finding tenants.

Developers expect the center to be anchored by an Academy Sports and Outdoors and a large grocery retailer. The dozens of pad sites and retail spaces planned include the following proposed tenants: Ulta, Famous Footwear, TJ Maxx, Michael’s, Chipotle, Panera Bread, Longhorn Steakhouse, Olive Garden, Floor & Decor and Ashley’s Furniture

Located at the southeast corner of US Hwy. 281 and FM 2147, the site is about seven miles from Spicewood. On May 7, Marble Falls City Council unanimously approved a $14.9 million economic incentives deal for the development. Town officials estimate the project to have a $1.75 billion economic impact over 10 years and employ over 1,000 people.

Developers estimated project construction could finish in late 2025.
