American Eagle Outfitters Inks 338K-SF in Midtown 

George Comfort & Sons and Savills have finalized a lease agreement with American Eagle Outfitters, Inc., for 338,085 square feet at 63 Madison Avenue. This 20-year deal is the largest office lease signed in New York City in 2024, according to a release from George Comfort & Sons, Inc., as part of AEO’s move to consolidate its brands in Midtown South Tower. 

The lease includes a direct agreement for 108,194 square feet across the 7th and 11th floors and the entire concourse area, as well as a sublease arrangement with CBS for the 8th, 9th, and 10th floors, totaling 162,291 square feet. 

Ownership was represented by George Comfort & Sons’ Peter S. Duncan., Matt Coudert and Alex Bermingham. Cushman & Wakefield’s Mark Boisi represented CBS in its sublease. AEO was represented by Savills’ Mitti Liebersohn, David Goldstein, Anna Erickson, Nate Brzozowski and Will Demuth. The 860,000-square-foot tower features a new lobby and retail spaces anchored by Whole Foods Market.
