Austin Hybrid Highrise Accepting Residential Tenants

Sixth and Guadalupe received a lot of notoriety when Meta told the developers they were not going to move into the nearly 600,000-square-foot office space that they agreed to take, instead trying to sublet it. What has not received much attention is that the top half of the 66-story tower is set for residential tenants. Lincoln Property Co. handled the development of the commercial portion.

Kairoi started welcoming its first residential tenants in mid-February. The apartments are situated above the offices beginning at floor 35. They fall into the luxury category, with units between 617 to 1,608 square feet renting for between $3,000 and $8,000 a month. Penthouse units are priced at twice the amount per square foot.

Besides the views, other amenities at Sixth and Guadalupe include podcast rooms, a fitness center, a cold plunge, three pools, a pet washing area, poker room and golf simulator.
