Steve Winn's eco-resore on Pedernales River expected to break ground next year

NW Austin Eco-Development Moving Forward

RealPage founder Steve Winn is running into some headwinds trying to develop Mirasol Springs, but expects to complete the project. A 1,400-acre development planned near the Pedernales River will bring homes, a hotel, restaurants and a research site for students at The University of Texas—but Community Impact reports it is facing some opposition from area residents who are concerned about the project’s use of water and wastewater. The project was announced in April 2021 and is envisioned by its developers “to serve as a model for stewardship, eco-sensitive design and development, restoration, and education.

The development will consist of:

  • 73 rooms in an Auberge Resort Collection Hotel, the company behind the Commodore Perry Estate in Austin
  • 30 residences branded under the resort
  • 2 restaurants
  • Event and visitor venues
  • The UT Biodiversity Field Station

Unless the project is halted, construction is expected to begin in summer 2025, with an anticipated opening in 2027, including the field station. Total completion of Mirasol Springs is anticipated for 2032.
