Former Austin 3M Plant Nearly Transformed
The onetime sprawling northwest Austin 3M plant is just months away from a total conversion. Karlin Real Estate picked up the property from the embattled Nate Paul at auction and has turned the 156-acre former innovations plant into a life sciences incubator. The developer plans to have the property move-in ready later this year.
The Austin Business Journal says renovation of the Highpoint 2222 campus, built in 1987, includes both interior and exterior demolition, as well as installation of a glass curtain wall system across the buildings. A big draw will be a 58,000-square-foot amenity hub with health and wellness uses, plus food and beverage offerings. Plans also call for a 75,000-square-foot atrium with outdoor pavilions, courtyards and games.
Leases at the campus are divisible starting at 150,000 square feet. Stream Realty Partners is handling leasing services. The campus represents one of the largest vacant office spaces in the region.
