Atlanta #3 in BTR Home Construction

Metro Atlanta trails only Phoenix and Dallas-Ft. Worth when it comes to build-to-rent homes constructed in 2023. The area saw 1,872 BTR residences that came onto the rental market. Phoenix had 3,806 and Dallas, 2,694 according to a report from the National Rental Home Council (NRHC) trade association. The BTR trend is most evident in the Sunbelt states. The top 15 cities for BTR growth are Sunbelt states.

The region exploded with growth after the Covid pandemic with millions moving from expensive cities such as New York, San Francisco and Los Angeles.

The Atlanta Business Journal reports with housing inventory at a historically low level, home prices at record highs and — more recently — rising mortgage rates making homeownership unattainable for buyers on a budget, real estate investors and builders cranked up production on rentals.
