Newly Build Panera Bread Sells in All-Cash Deal
Beta Agency arranged the sale of a newly built Panera Bread, located at 18663 Bear Valley Rd. in Hesperia,. Founding partner Richard Rizika and SVP Adam Friedlander represented the seller and sourced the buyer, a local investor. The all-cash transaction was valued at $4,150,000 in a 1031 exchange.
The Panera store is strategically located at the entrance to Mojave Plaza, a new shopping center developed by Rich Development Company. Mojave Plaza is anchored by Aldi, Auto Zone and Planet Fitness
Beta cited the 15-year lease through Panera Bread, providing stability and long-term returns for the investor. The property sold at a 5.05% cap rate.
