Kairoi Planning Mammoth E. Austin Mixed-Use Project
The proposed “Bolm Colorado” project from Kairoi Residential would bring thousands of residences, a hotel, and millions of square feet of retail, office, dining and arts space to two riverside industrial sites off US 183, Levander Loop, Linger Lane and Bolm Road.
Community Impact reports the redevelopment of those properties covering about 115 acres would be among the largest projects coming on the east side.
The 115 acre proposed Bolm Colorado development would include:
- More than 2,200 mid-rise multifamily housing units
- A 385-room hotel with a 37,390-square-foot civic center
- 3.38 million square feet of office space spread between the sites
- More than 183,000 square feet of restaurant space across both properties
- More than 147,000 square feet of retail space in two shopping plazas
The plans advanced after the developers agreed with the city to maintain a 250-foot buffer between the river and the project. Next steps for the project’s review have not yet been scheduled.
