Vista Sale Continues Owner-User Trend in San Diego County

2440 Grand, LLC has acquired a 14,973-square-foot freestanding industrial building located on 2.09 acres at 2440 Grand Ave. in Vista for $4.24 million. The new ownership will use the building to expand its commercial kitchen business supporting local venues in San Diego.

JLL’s Chris Baumgart represented the seller, Spencer Industries, LLC, a local manufacturer of board game organizers and accessories. The buyer was represented by Billy Long Real Estate Group.

“This sale represents the continued demand we see in the market for well-located, functional freestanding ‘owner-user’ industrial buildings throughout San Diego County,” said Baumgart.  “2440 Grand Ave. provided the buyer with the flexibility to occupy the full building or rent out a portion due to the design and construction of being a multi-tenant building. Additionally, the fenced loading area was extremely attractive to the buyer providing further utility and safety that is hard to find in buildings of comparable size.”
