Richlands Shopping Center in Tazewell Sold for $4M

Brickyard Shopping Center in Tazewell, Virginia has been sold for $4.375 million.

The property features an 86,246-square-foot shopping center, and while Food Lion has been an anchor tenant, a short-term lease and concerns over the co-anchor tenant’s liquidity presented challenges to the deal. The property, constructed in 1989, is 75% leased to its original anchor tenants, Food Lion and Big Lots, with Food Lion being the town’s only national grocery store.

Zachary Taylor and Eric Abbott of Marcus & Millichap had the exclusive listing to market the property on behalf of the seller. Dean Zang and David Crotts of Marcus & Millichap’s DC office procured the buyer with Brian Hosey assisted in closing the transaction.
