Karis Cold to open Charlotte cold storage unit early 2024

Karis Cold Eyes Opening of Spec Charlotte Facility

Karis Cold is speculatively developing a 277,785-square-foot cold-storage facility in Rock Hill off Lazy Hawk Road. The $80 million project is expected to be completed in the first half of 2024.

Karis Cold formally announced the project in January after York County approved the effort last year. The Charlotte Business Journal reports the Florida-based company touted the project as the Charlotte region’s first speculative cold-storage development.

Karis Cold acquired just over 40 acres off Lazy Hawk Road for $2.3 million, according to county real estate records. The Rock Hill building is expected to include 50-foot clear heights, 28 dock doors, two drive-in doors, 47 trailer parking spots and 147 car parking spaces.

United Insulated Structures is serving as the general contractor and architect for the project.
