Berkadia Completes Sale of 292-Unit Tampa Multifamily

Berkadia Institutional Solutions has completed the sale of The Livano Uptown, a 292-unit, garden-style multifamily property located in the Tampa suburb of Thonotosassa, FL. The property has since been rebranded Tessa Springs. Senior Managing Director Matt Mitchell and Associate Bailey Smith of Berkadia Tampa led the sale on behalf of the seller, Alabama-based LIV Development. The buyer was The Praedium Group.

“LIV Development was ahead of the curve by delivering a best-in-class product in an undersupplied submarket surrounded by major economic drivers and some of Tampa’s largest employers,” said Mitchell. 

Located at 11810 Walker Road, Tessa Springs features one-, two-, and three-bedroom floor plans with washers and dryers, granite countertops, and private balconies in select units. Amenities include designer clubhouse, resort-style pool with lounge seating, private workspaces with conference rooms, party barn, state-of-the-art 24-hour fitness center with yoga/spin room, pet center, and 24-hour onsite community market.

About Angela Noote

Angela Noote is a native of Northern California and graduated from Chico State with a degree in public relations. After college she moved to the Central Coast and worked first in ad sales then in editorial, eventually spending more than a decade as a print reporter and editor. She detoured into design work at a printer/publisher, and with a partner eventually opened a boutique full-service marketing agency. Moving into corporate communications, she built and managed several successful marketing teams in the hospitality, financial services, and nonprofit industries. Most recently she was an internal comms manager in the tech sector. After a long stint spent in Georgia (Go Dawgs), she moved to Baton Rouge, LA and has written for clients in the financial, luxury imports, higher ed, commercial cleaning, and medical equipment industries. Her son is a media arts major at the University of South Carolina, and her husband owns a comedy theater in Baton Rouge, where you can often find Angi teaching improv classes, leading corporate training events, or doing an occasional stand up set.
