IPA Arranges $135M Construction Loan for OKC Mixed-Use
Institutional Property Advisors (IPA), a division of Marcus & Millichap, arranged $135,330,000 in construction financing for the first phase of a mixed-use development in Oklahoma City’s Innovation District. The IPA team of Todd McNeill, Sunny Sajnani, Travis Headapohl and Christina Fine represented Gardner Tanenbaum and Robinson Park along with the City of Oklahoma City.
Spanning 400,000 square feet, the project will have three main elements, all centered around the existing Beacon of Hope landmark. They include an office tower, the MAPS 4 Innovation Hall and a future hotel development.
“This was a complex financing in which we were able to structure the capital stack by aligning three banks, PACE financing, new market tax credits and upfront city investments in the form of a TIF and direct investment,” O’Neill posted on LinkedIn.
