Austin's Mueller community starts final phase

Mueller’s Final Phase Takes Off in January

The third and final phase of construction for an office district within the Mueller community is set to begin early next year. Mueller, on land where an airport once stood, is a mixed-income, mixed-use community located in the heart of Austin.

The Austin Business Journal reports San Francisco-based developer Shorenstein Properties LLC plans to start construction on the Charlie and Delta buildings in January. The two buildings — expected to total nearly 334,000 square feet combined — represent the last phase of the roughly 800,000-square-foot district. Charlie will have 167,933 square feet of leasable space and Delta will have 161,409 square feet. Each building will be four stories tall with tenant areas ranging from 11,675 to 42,215 square feet.

The new buildings carry estimated construction costs of $90 million.

The buildings are already being marketed for lease by Aquila Commercial LLC. David Putnam heads a list of brokers attached to the listing.

The project’s estimated completion date is in January 2026
