Principle Construction Completes Mixed-Use Project

Principle Construction Corp. recently attended a grand opening ceremony for the company’s recently completed mixed-use commercial and residential real estate property at 17 S. Old Rand Road in Lake Zurich, Illinois.

Principle’s John Cahill and David Plunkett worked as the project manager and superintendent, respectively, for the construction. Muran Architects designed the building. In the heart of downtown, the real estate redevelopment was a consolidation of several vacant lots from previously demolished, outdated retail buildings. 

The 13,500-square-foot building includes 6,750 square feet of first-floor commercial space with four luxury, second-floor apartments. The lead tenant, Lake Zurich Florist, just doubled their retail footprint, and all four multifamily apartments already have tenants.

The building systems and footprint were designed to accommodate a wide variety of potential commercial tenants, including retail operations, office and even potential bar and restaurant uses. Building systems were carefully chosen considering the impact those commercial operations might have on the second-floor residential use.
