Radius Nashville Office Continues Uptick with 10-Year Lease

Covenant Physician Partners will move to Radius, a prominent, Class A office building now 60-percent occupied and seeing continuing leasing momentum.

The 10-year lease at 601 11th Ave. N in Nashville’s Gulch neighborhood covers 25,324 square feet on the eighth floor of the Capitol View mixed-use district property. 

Rubicon Equities purchased Radius, the former Lifeway Plaza, in May 2021. The 265,564-square-foot office building offers state-of-the-art technology and collaborative workspaces. The nine-story tower has ground-floor retail, parking garage with 900 spaces, resort-style fitness facilities with lockers and showers, tenant lounge, rooftop terrace, on-site security, and café with grab-and-go items. Radius is surrounded by a full complement of restaurants, bars, shopping, and housing options.

The Nashville-based private real estate investment and development firm retained Stream Realty Partners and Sandeema to reposition and market the tower. The leasing activity has shown strong and consistent demand since Rubicon acquired the empty building.

About Angela Noote

Angela Noote is a native of Northern California and graduated from Chico State with a degree in public relations. After college she moved to the Central Coast and worked first in ad sales then in editorial, eventually spending more than a decade as a print reporter and editor. She detoured into design work at a printer/publisher, and with a partner eventually opened a boutique full-service marketing agency. Moving into corporate communications, she built and managed several successful marketing teams in the hospitality, financial services, and nonprofit industries. Most recently she was an internal comms manager in the tech sector. After a long stint spent in Georgia (Go Dawgs), she moved to Baton Rouge, LA and has written for clients in the financial, luxury imports, higher ed, commercial cleaning, and medical equipment industries. Her son is a media arts major at the University of South Carolina, and her husband owns a comedy theater in Baton Rouge, where you can often find Angi teaching improv classes, leading corporate training events, or doing an occasional stand up set.
