Drawbridge Realty has brought its five-building Rose Orchard office campus in San Jose to 100% leased by signing global semiconductor company NXP

NXP Lease Brings San Jose’s Rose Orchard Campus to Full Occupancy

Drawbridge Realty, an investor in operationally important corporate facilities nationwide, has signed global semiconductor company NXP to a long-term lease for 40,050 square feet at its five-building Rose Orchard campus on Rose Orchard Way in North San Jose.

Eindhoven, Netherlands-based NXP’s U.S. division currently operates at ten locations including its US corporate headquarters in Austin and two locations in San Jose. The firm is expected to move into 110 Rose Orchard Way in early 2024.

This lease means that the 314,455-square-foot, 18-acre campus acquired by Drawbridge in July 2019 is 100% leased. Last summer, Drawbridge leased 92,448 square feet at 150 Rose Orchard Way to another semiconductor manufacturer, Onsemi.

Other tenants in the Rose Orchard campus include life science research firm Labcyte, global technology company ARM and Teradyne subsidiary LitePoint, which has its worldwide headquarters at 180 Rose Orchard.
