Hines Announces Värde Partners Signs 28K-SF Lease in Minneapolis

Hines, along with partners AFL-CIO Building Investment Trust and Marquee Development, announced that Värde Partners signed a 12-year lease for a full floor of 28,000 square feet at North Loop Green. Värde was represented in lease negotiations by JLL. Ownership was represented by Hines and JLL.

The property is a mixed-use development under construction in the North Loop Neighborhood of downtown Minneapolis. Värde will relocate its office from AT&T Tower in March 2025 to the new location.
Opening in Q1 of 2024, North Loop Green is designed by ESG Architects, and the development will offer 350,000 square feet of next-generation office space, including flexible workspaces, 350 residential apartments, 100 hospitality units, and 15,000 square feet of premier food and beverage offerings.

North Loop Green was partially funded through Hines U.S. Direct Investments, a private placement program connecting financial professionals and their high-net-worth clients with one-off development opportunities.
