Moderna Buys Boston GMP Facility for $91M 

Oxford Properties Group has sold a newly built GMP facility in Marlborough to Moderna, Inc., a biotechnology company based in Cambridge, for $91 million.  

Located at 149 Hayes Memorial Drive, the facility spans 140,000 square feet. It was originally acquired by Oxford as vacant land in 2021. The two-story biomanufacturing facility features 36′ ceilings, four loading docks, and freight elevators. The facility is expected to open in late 2024 and is projected to create over 200 new jobs in Marlborough by 2026. 

“This strategic transaction with Moderna is a testament to our life science strategy and highlights the strength of institutional demand for high-quality biomanufacturing space,” said Christie Chen, director of Investments at Oxford. The firm’s North American GMP portfolio includes 11 facilities across six markets.
