Birtcher to Construct 900K SF Las Vegas Film Studio

A number of states are rolling out the red carpet for movie producers. New legislation has been introduced in the Nevada Legislature that proposes up to $190 million in annual film tax credits to newly created studio infrastructure zones.

Birtcher Development, an industrial real estate development firm, along with Sony Pictures Entertainment and its development partner, Howard Hughes Corp., are developing their respective projects in response to global demand for film tax credits. Birtcher’s Las Vegas Movie Campus (LMVC) will be located on 34 acres at the University of Nevada Las Vegas Research Foundation’s Technology Park.

Plans for LVMC include up to 15 state-of-the-art sound stages, creative office space for video game publishing studios, and pre-production, production and post-production support services that will total more than 900,000 square feet of rentable space.

Construction could begin as soon as the spring of 2025, and assuming an 18- to 24-month construction timeline, tenants could begin occupying space by late 2026 or early 2027 with film and content creation starting in 2027.
