BG Capital, FreezPak Join Forces on $120M Cold-Storage Warehouse in Baytown

FreezPak and BG Capital are partnering to build $1 billion worth of new cold storage facilities in port-centric communities. They’ve found another port-centric community.

The joint venture recently paid $9 million for 30 acres at the TGS Cedar Port Industrial Park near Baytown. The JV is building a $120 million cold-storage warehouse at the renowned industrial park. Development of the first building, a 281,849 square foot structure, is slated to be completed by mid-2024. It will be leased by FreezPak. The combined facilities will have 67-foot clear height with 408,213 square feet of freezer space and 110,142 square feet of temperature-controlled cooler dock. An attached second warehouse measuring 262,000 square feet will be built after stabilization of the first.

The TGS Cedar Port Industrial Park is the largest master-planned rail-and-barge-served industrial park in the USA. The industrial park spans 15,000 acres, with over 11,000 acres available for development.
