94% Occupied Offices Trade to Private Buyer in Suburban Indianapolis

Marcus & Millichap arranged the sale of Avon Executive Offices, a 21,600-square foot office property located in the Indianapolis suburb of Avon, IN. The asset sold for $1,100,000.

Julia Evinger, first VP investment sales in Marcus & Millichap’s Indianapolis office, marketed the property on behalf of the seller, a limited liability company.  She also secured and represented the buyer, a local private investor.

“The building features unique small office work suites — hard to find in this market, an elevator, several lounges/break rooms, and conference room which can be used by tenants and guests,” said Evinger. “The property is located at a signalized intersection on US Highway 36 between Avon and Danville; the building is easy to access and well known in the community.” 

Avon Executive Offices is located at 6319 E U.S. Hwy 36 in Avon. The property is 94% occupied and the asset sold below replacement cost at an 8.6% cap rate.
