MRP Realty, Asana Partners Acquire Charlotte Office Campus for Conversion to Mixed-Use

Washington, DC-based MRP Realty and Charlotte, NC-based Asana Partners have acquired the Duke Energy headquarters building at 526 S. Church Street in the Uptown district of Charlotte for conversion to an apartment community and retail destination.

“In our analysis of the existing property, we immediately recognized both the opportunity and need to reactivate what had been an urban corporate campus to an asset that can act as a mixed-use amenity for the strong employment base in Uptown,” said Frederick Rothmeijer of MRP Realty, a real estate operating company.

The initial plan includes approximately 450 residential units and 55,000 square feet of retail located on the ground floor of the existing buildings and throughout an open plaza anchored by a signature retail structure.

MRP Realty and Asana Partners intend to convert the existing office because by reusing the existing structure, the embodied carbon impact of the project will be significantly less than that of a new ground-up development, according to the partnership.
