Knight-Swift Signs 127K-SF Lease at Brea Industrial Facility
JLL has represented Knight-Swift Warehousing & Fulfillment in a 127,000 square foot lease at the Imperial Distribution Center in Brea, CA. The Arizona-based company will use the space for expansion of its third-party logistics business. The landlord, Clarion Partners, was represented by Cushman & Wakefield in the transaction.
“Even with the current economic uncertainty, demand for warehouse space in suburban markets like Orange County has remained strong,” said JLL’s Garrett McClelland. “Orange County is a very desirable market, and has the population, job growth and income to be a top industrial market for years to come.”
According to JLL, Orange County industrial vacancy declined for the fourth consecutive quarter in Q3 of 2022, and now sits amongst the lowest across Southern California at 2.8%. In addition, competition for larger blocks of space remains fierce, forcing many prospective tenants to wait for new development.
