Anchor Health Properties Grows Boston Presence with $15M Buy of 47K-SF MOB
Charlottesville, VA-based Anchor Health Properties has purchased a 47,530-square-foot medical office building at 340 Wood Road in the Boston submarket of Braintree, MA. for $15.1 million
Robert Griffin, Frank Nelson, Michael Greeley and Blake McLaughlin of Newmark represented the seller, Foxfield LLC, and procured the buyer. Synovus Bank provided debt financing for the project. As the new owner of the facility, Anchor Health Properties will now provide property and asset management services.
The 94% occupied facility includes tenants Milton Pediatric Associates, Harvard Medical School, Boston Children’s Hospital, Brigham and Women’s Hospital, Blue Hills Medical Associates and Mass General Brigham.
The building sits adjacent to a growing life sciences office cluster anchored by a 152,000-square-foot Class A life science facility and is in close proximity to several area hospitals.
“As the demand for healthcare services continues to grow and outpace supply, we anticipate medical office buildings to increase in value,” said Ilya Hvostikov, VP of investments with Anchor.
