EagleBridge Capital Arranges $7M Mortgage for NNN-Leased Walgreens in Lowell
EagleBridge Capital has arranged acquisition/permanent mortgage financing in the amount of $7.3 million for a triple-net leased Walgreens pharmacy located in Lowell, MA.
Ted Sidel of EagleBridge organized the financing.
The Class A, single-story free-standing building contains 15,000 square feet and is situated on a 1.5 acre site with 61 parking spaces on Middlesex Street. Its surrounds include other free-standing retail buildings, shopping centers and apartment buildings. Notable tenants include Santander Bank, Family Dollar, Advanced Auto Parts, Wendy’s, Taco Bell, Jiffy Lube and the US Postal Service
The asset benefits from a population of 120,000 within a three-mile radius and an average daily traffic count on Middlesex Street of 22,000 vehicles per day. Lowell General Hospital is located two miles from the Walgreens site while the main campus of University of Lowell us within a ten-minute drive.
