Principle Construction is completing a speculative warehouse on Chicago's South Side for IDI Logistics

Principle Completing Infill Spec Industrial for IDI 

Principle Construction Corp. is completing a 178,850-square-foot industrial building at 3700 S. Morgan St. on Chicago’s South Side for IDI Logistics. The speculative building’s infill location and modern amenities should attract strong tenants, says Principle. The area has multiple providers for fiber/communication lines as well as easy access to the Dan Ryan, Kennedy, Eisenhower, and the Stevenson expressways. 

“There is a limited supply of modern logistics properties in the city, and demand for buildings like this one is high,” said Principle president James Brucato, who serves as principal on the project. “It took an incredible amount of effort and expertise to repurpose this site,” due to challenges ranging from soil remediation needs to an active rail spur that bifurcates the site. 

Principle’s Darrin Dehmlow worked as project manager. Principle’s Matt Frane worked as the on-site superintendent.  Macgregor Architects is the architect for the project.
