Quantum Brokers 1031 Deal for Suburban Walgreens
Quantum Real Estate Advisors arranged the sale of a 14,409-square-foot Walgreens in Wheaton, IL. Built in 2010, the property sold for $11,631,068. There were roughly 13 years remaining on the original 25-year Walgreens lease.
The buyer was a private, 1031 exchange investor based in New York. The seller was a Midwest-based REIT.
Quantum EVP Daniel Waszak represented the buyer. “this was one of the last properties in a multi-leg 1031 exchange,” said Waszak. “The buyer felt the strong location, strong sales, and strong tenant credit made this a high-quality, long-term investment.”
He continued, “High-quality real estate, such as this property, continues to be in demand. The age-old real estate adage of ‘location, location, location’ has never been more important than today. This property, in a high-income suburb of Chicago, is emblematic of that mindset.
