JV Acquires Decades-Vacant, 1894 Baltimore Tower for Multifamily Conversion
Byrnes & Associates, Inc., has completed the sale of 210 North Charles Street in Baltimore.
Brad Byrnes of Byrnes & Associates, Inc., represented buyer 210 N. Charles Owner, LLC, a joint venture of Trademark Properties and investor Prab Thangarajah. The property was acquired for a reported $6 million from PGA 210 North Charles Street, LLC.
The 15-story, 232,000-square-foot tower is situated within the Charles Center section of downtown Baltimore and has stood vacant and unused for two decades. It was originally delivered in 1894 as an eight-story structure and is also known as The Fidelity & Deposit Building.
The new ownership group intends to convert the Romanesque Revival asset into a multifamily containing approximately 220 apartment units. A street-level restaurant component and retail spaces will be incorporated into the revitalized property, which survived the Great Baltimore Fire in 1904. Completion is expected for the spring of 2024.
