Marcus & Millichap Doubles Down on Duo of Taunton Industrial Transactions

Marcus & Millichap has finalized the separate transactions of two industrial properties in Taunton, MA for $7.5 million and $3.1 million.

Harrison Klein, Mark Lyman and James Manning at The Klein Group of Marcus & Millichap marketed the properties and secured the buyers.

“These two separate closings are indicative of the opportunity today for legacy owners to sell at massive premiums compared to two to three years ago,” said Klein. “We still see this park trading at a substantial discount to comparable properties north of Boston, offering strong value for buyers.”

  • 30 Robert W Boyden Road ($7.5 million) is a 66,150-square-foot industrial condominium in Myles Standish Industrial Park.
  • 25 Constitution Drive ($3.1 million) is a 25,326-square-foot flex building on 3.20 acres and has been occupied by Controls for Automation since 2011.

According to The Klein Group, Constitution Drive’s seven-year sale-leaseback transaction allows the seller to capitalize on today’s strong market while securing long-term occupancy.
