Beaumont Crossroads is Under Development in Inland Empire

Another Day, Another Mega-Industrial Facility in Inland Empire

Development is progressing on Beaumont Crossroads II, an 816,000-square foot build-to-suit industrial distribution facility within the Beaumont/Hemet submarket in the Inland Empire. Upon completion, Beaumont Crossroads II will be triple net-leased on a long-term basis to an investment-grade tenant.

The building will feature 40-foot clear heights, 48 dock-high doors, two grade-level doors, ESFR fire protection, 296 trailer stalls and 447 parking spaces.

Situated on 58.7 acres in Beaumont, Beaumont Crossroads II is located near the SR-60 and Interstate 10 interchange, providing access to the network of freeways as well as the ports of Los Angeles and Long Beach.

JLL worked on behalf of the borrower, USAA Real Estate, to arrange the two-year floating-rate non-recourse construction loan. The JLL capital markets team included Brian Torp, Peter Thompson, Samuel Godfrey and Charlie Vorsheck.

According to JLL Research’s Inland Empire Industrial Insight report for fourth quarter 2021, the Inland Empire has record low vacancy of 0.6 percent, as increased demand for space across Southern California and a lack of adequate supply has pushed the market into uncharted territory. Similar market conditions are expected in 2022.
