Austin Leasing/Sales Activity Continues at Fever Pitch
A 37,399-square-foot industrial lease was recently arranged for Service Experts at 5811 Bluestein Dr. in Austin. Service Experts offers heating, air conditioning, and plumbing installation and maintenance services for residential and commercial properties.
NAI Partners’ Troy Martin, Chris Caudill and Jake Wilkinson represented the tenant in the industrial lease transaction. The landlord was represented by Ryan Wilson, Matt Fain, Stephen Pannes and Trey Blasingame at ECR.
The cumulative monthly value of industrial sales as of September 30, 2021 in the Austin area was $971.4 million, an increase of more than 200 percent compared to the same time last year at $305.8 million. The primary capital composition for buyers through third quarter 2021 was made up of 59.4 percent private investors and 35 percent institutional investors. For sellers, the largest percentage of investors was 51.7 percent private and 31.9 percent institutional, according to NAI Partners.
