Realterm Logistics Buys 200K Distribution Facility for $95M

McWhinney recently sold a new class-A warehouse/distribution building totaling 200,864 square feet on 53 acres in Baseline located in Broomfield, CO. Located at 400 West 160th Ave. in the northern Denver metro, the single-tenant distribution facility was constructed during this quarter and sold for $94.8 million to Realterm Logistics.

Will Strong, Jeff Chiate, Kirk Kuller, Mike Adey, Greer Oliver and Connor Nebeker-Hay of Cushman & Wakefield represented the seller. The firm’s Alec Rhodes and Aaron Valdez also provided local market leasing advisory.

“Strategically positioned in the booming I-25 Corridor, the property presented a best-in-class last-mile logistics building in metropolitan Denver with top-shelf functionality,” said Strong. “The asset is a rare quality industrial property occupied by a superior credit tenant with a mission critical use and providing steady in-place cashflow for the buyer. Immediately adjacent to the I-25 and E-470 interchange, the logistics hub provides users with outstanding access to transportation, labor and consumers.”

The property is currently leased to a global Fortune 10 e-commerce company and features 36-foot clear height.

“Industrial real estate has weathered COVID-19 impacts and emerged as a net-winner, while e-commerce has proven to be an integral part of our economy and will continue to experience accelerated growth,” says Kirk Kuller of Cushman & Wakefield. “Industrial real estate has a more attractive risk profile than other product types.”
