A Key Differentiator of Pederson Logistics Center is Access to City’s Utilities

Triten Real Estate Partners’ newest industrial development project, Pederson Logistics Center, is slated to break ground in first quarter 2022. The development is geared toward distribution reach to Houston and other cities in South Central Texas. The future 350,000-square-foot class-A cross dock warehouse facility is located on 25 acres on Pederson Road, less than 1,000 feet from Interstate 10 via the Pederson Road exit in Katy.

“Triten has become known for solving and identifying premier land opportunities with peak development potential in areas of Houston that are coveted by industrial users and developers,” said Will Hedges, managing director with Triten Real Estate Partners. “Coming off the heels from selling three of our industrial warehouse portfolios, we are thrilled to add a new development to our Houston portfolio and are confident in this project’s ability to meet market demands and provide tenants with advantages and savings that can’t be found at other nearby new construction.”

A key differentiator at Pederson Logistics Center is the property’s access to the city’s utilities compared to other developments which pull utilities from a municipal utility district. This provides users with operating expense savings and better service.

Hedges will oversee the development of the project. Jason Dillee and Nathan Wynne with CBRE is handling the leasing of the property.
