Q&A with DLP Capital Partners on Partnering with Operators for Housing Solutions
n the uncertain and volatile investment climate of 2021, real estate looks like one of the steadiest paths to achieving solid returns. That doesn’t mean real estate investing is without an element of risk, though, and experienced guidance is a must. Enter DLP Capital Partners and its well-established track record of transactions as investor, lender, and broker.
In advance of DLP’s upcoming (Nov. 11-13) DLP Prosperity Virtual Event, Connect CRE sounded out key executives for their take on investors’ current priorities and the solutions the company offers. Here’s what they had to say.
Q: Against the backdrop of the unusual economy of the past 20 months, what has been the growth story for the DLP Capital platform? What aspects in particular have come to the forefront?
A: DLP Capital continues to see steady outsized growth, and that has continued throughout the past 20 months. We offer debt and equity solutions to real estate operators across the country that are investing in housing and that demand did not stop during the past 20 months. Especially with our focus on fast process and certainty of execution, our loan and line of credit solutions continue to help real estate operators to scale their business.
Q: Where do you anticipate the strongest areas of growth will be in real estate over the next 18-24 months, for the industry in general as well as for DLP in particular?
A: Affordable, comfortable and safe housing, and the lack of its availability for hard working families across America is one of the biggest crises we will face today and into the future. DLP Capital and the real estate operators we partner with are dedicated to having a meaningful impact on this crisis.
As fewer Americans are able to bring the equity needed to buy a house, the demand for rental housing will keep rising. At the same time, not enough housing is being created. All of this highlights why we, and so many others, are so bullish on investing in workforce housing even with a recessionary environment coming at some point in the future, as well as why our focus on making an impact on the tremendous need for safe, affordable workforce housing has never been more important.
Q: What are some of the key reasons that clients would come to DLP? What are their top priorities?
A: Our Real Estate Operator clients come to us knowing we can solve their capital needs fast, but more importantly because we will partner with them to help grow and scale their businesses. We do this through our Elite Membership program which offers a full calendar of events, education, and expertise from DLP Capital, and offers a network of hundreds of real estate investor peers to share successes and challenges with.
Our fund investors come to us because not only do we target above-market returns (which we have never missed in our existence), but also because our investments make an impact on four major crises in America: Affordable Housing, Jobs, Prosperity and Happiness. We do good while doing well for our investors.
Q: One of the themes for investors and business owners at this month’s event is planning for creating and preserving generational wealth. Why is this an especially important theme at this time?
A: DLP Capital is dedicated to helping our investors and members preserve generational wealth. The “curse” of shirt sleeves to shirt sleeves within three generations has never been more critical than it is today, and not only will a lack of planning cause the erosion of wealth, it can also tear apart the family fabric for business owners and investors. There have never been greater opportunities to build wealth and a legacy but there has also never been more risks that make this a challenge.
Q: Will this be DLP’s first virtual event? How is DLP looking to minimize the difference in experience compared to an in-person event—and conversely, how are you looking to emphasize the difference?
A: It is not our first virtual event, we run these all the time. However, it is the first one that we are doing at scale. Most of our large events where we share phenomenal content, speakers, and networking opportunities are conducted in person. We will continue those in 2022 (share event landing page here) but we are thrilled for this upcoming event and our ability to give a much broader and bigger audience access to all of the phenomenal value we’ll deliver.
