Leasing is Underway at 700K SF Mixed-Use RedBird

Transwestern Real Estate Services has been selected to provide exclusive healthcare and office leasing services for RedBird, a 700,000-square-foot mixed-use development in Dallas. Transwestern’s Chris Lipscomb, John Huff, Brooke Sutherland and Cohen Howard are working on behalf of the owner and developer, Peter Brodsky.

“Our research shows that southern Dallas is underserved in relation to certain medical specialties such as cardiovascular, dermatology and pulmonology,” said Lipscomb. “The demand for specialized healthcare offerings coupled with the area’s booming residential population and proximity to nearby amenities will be attractive to office and healthcare tenants.”

Several healthcare providers including Parkland Hospital, UT Southwestern Medical Center and Children’s Health have announced plans for medical facilities at RedBird. Parkland will open a 43,000-square-foot primary care center in September 2021, UT Southwestern Medical Center is opening an 85,000-square-foot regional outpatient center in June 2022 and Children’s Hospital will open a 65,000-square-foot pediatric center in 2022. RedBird is also less than one mile from Methodist Charlton Medical Center.

“In the last several years, RedBird has transformed from a 1970s-era mall to a vibrant, mixed-use development that is providing southern Dallas residents with the high-quality amenities they desire,” said Brodsky. “Southern Dallas has an attractive audience with huge demand, but little supply of everyday conveniences such as office space and medical services.”
