Leasing Momentum Continues at Modernized Capitol Riverfront Office

Atlanta-based Columbia Property Trust, Inc. completed a $3-million renovation of 80 M Street in Washington, D.C. and executed more than 50,000 square feet of leases leading up to the completion of work. The 285,000-square-foot Capitol Riverfront property is now 94% leased, and its modern transformation reflects the area’s heritage as a U.S. Navy shipyard, as well as the neighborhood’s unique vitality.

The building now includes an open, collaborative plan, natural lighting, outdoor terraces, garage-style doors, unpolished concrete floors etched with lines representing a D.C. streetscape map, and a hospitality-inspired tenant lounge featuring a wood slat ceiling with the Navy fight song in Morse Code.

Since July 2016, when renovation plans began taking shape, more than 150,000 square feet of leases have been completed. Deals included WeWork’s 68,673-square-foot new lease, General Dynamics Information Technology’s expansion to 28,035 square feet, and Vermont Energy Investment Corporation’s 12,592-square-foot renewal.
