Kilroy Divests Assets, Land to HCP for $49M
Los Angeles-based Kilroy Realty Corp. sold a value-add life science campus portfolio in north San Diego to an affiliate of Irvine, CA-based HCP Inc. for $49 million. The transaction included two industrial properties totaling more than 135,000 square feet, as well as a nearly seven-acre land parcel.
The 18.6-acre Sorrento Mesa site’s two institutional-quality R&D buildings were constructed in 2002 at 4939 and 4955 Directors Pl. The land parcel is located at 4930 Directors Pl.
HFF Inc.’s Nicholas Psyllos, Ryan Gallagher, Michael Leggett and Nick Frasco represented the seller.
HCP’s holdings in San Diego include the General Atomics Life Science Building in Poway, and the Brookdale Carlsbad senior housing and assisted living facility. The REIT owns roughly 1,200 MOB, life science, senior housing, hospital and related healthcare properties nationally.
