Full Lease-Up is a High Water Mark in Perris

The 354,810-square-foot class-A industrial building located at 251 Rider St. in Perris has been fully leased. Brokers have classified the lease-up as a high-water mark for the submarket.

In the highly competitive leasing environment, the property garnered multiple proposals leading up to the selection of the new tenant, IDC. Colliers’ Mark Zorn and Cory Whitman represented landlord WPT Industrial REIT, a Canadian real estate investment trust.

“This lease was the capstone on a successful development project for WPT and demonstrates a tactical addition to their growing California industrial portfolio,” Zorn said. “The Inland Empire East has transformed into an infill market as tenants actively look to accommodate their requirements and available developable land becomes more scarce. Demand remains tremendously high for quality buildings.”

Located near the 60 and 215 Freeways, the newly constructed facility incorporates 185 parking stalls, 65 trailer stalls and 47 dock-high loading doors.
