Gehan Sets Out on Phase One of Old Seabrook Village

The first phase of Old Seabrook Village, a waterfront community on Meyer Road in Seabrook, TX totaling 15 lots, has sold to Gehan Homes Ltd., according to OSV Development LLC, a partnership led by Zane Segal of Zane Segal Projects and Ashley Caldwell of Stonemarc One LLC. Gehan Homes has also contracted to purchase the second and third phases of the project, a total of an additional 57 lots for new single-family homes to be built on wooden pilings.

Gehan Homes was represented by Jay Douglas.

“The shortage of finished lots available in the market, especially the lack of lots capable of supporting slab-on-grade construction, caused Gehan Homes to create a new program of building on beautiful waterfront sites such as Old Seabrook Village, which often require pilings to be above the flood plain,” says Douglas. “Full-size homes on 40-foot lots are possible because all homeowner parking will be located underneath the house.”

Gehan’s two and three-story homes are being designed by Fredd Lucille’s Design.  A park with a pier will be constructed in the second phase of the community, overlooking the Seabrook Slough and Galveston Bay.

The transaction was arranged by Duane Heckmann and Kirk Laguarta of Land Advisors Organization’s Houston office, who previously sold 125 lots for a different Stonemarc One/Zane Segal Projects community, Lakes in Bay Colony, to Lennar Homes and GreenECO.
