West Adams Site Receives $50M Construction Financing for Creative Conversion

Los Angeles-based The Luzzatto Company, Inc. received $48.7 million in construction financing for Exposition 3, a 94,082-square-foot creative office property that when complete will serve as a new headquarters facility. Set to deliver in 2022, the project at 3101 W. Exposition Blvd. is fully pre-leased on a long-term basis to an unnamed company.

The industrial property is being completely renovated into a two-building premier creative office space featuring varied ceiling heights, natural lighting and open outdoor space. Exposition 3 is positioned on 2.18 acres in the West Adams submarket, near both the new Exposition/Crenshaw light rail station of the LAX line and the existing Exposition/Crenshaw light rail station of the Expo line.

JLL’s Paul Brindley, Jeff Sause and Spencer Richley placed the three-year, floating-rate construction loan with HIG Realty Partners.

The Luzzatto Company has developed and managed buildings for companies like Red Bull, Yahoo!, NPR, The Honest Company, FedEx, Quixote Studios, and CAA.

Dennis Kaiser is Vice President of Public Relations and Communications for Connect Creative.
