Q: What are the big market trends you are tracking in Orange County?
A: A few important trends in the speculative office market – all centered around creating an office lifestyle experience:
- The emergence of a hospitality experience – service is becoming a key component of the office experience (concierge and valet).
- Lobby design with a hospitality feel via design, fine art, and materials/colors.
- Outdoor amenities need to be activated with people using them. Large outdoor courtyards, surround sound music, seating areas with varied sizes and furniture, food, etc.
Q: What are some of the opportunities that you see in the Orange County marketplace?
A: Opportunities are strongest in multifamily and industrial throughout the country.
Q: Can you share how you are able to capture development opportunities in the marketplace?
A: Sourcing of development deals has not changed much over the years – very much based upon relationships, performing on your promises and being a community based developer – with a commitment to a set of company values – ours are -Respect, Integrity, Service and Excellence.
