Trammell Crow’s Tom Bak Previews Connect Orange County

As we gear up to gather at The Boardwalk in Irvine on Sept. 25th, Connect Media asked one of the key speakers slated to participate in the conference to share insights about the market. Check out a synopsis of Orange County by Trammell Crow’s Tom Bak in our latest Q&A.

Q: What are the big market trends you are tracking in Orange County?

A: A few important trends in the speculative office market – all centered around creating an office lifestyle experience:

  1. The emergence of a hospitality experience – service is becoming a key component of the office experience (concierge and valet).
  2. Lobby design with a hospitality feel via design, fine art, and materials/colors.
  3. Outdoor amenities need to be activated with people using them. Large outdoor courtyards, surround sound music, seating areas with varied sizes and furniture, food, etc.

Q: What are some of the opportunities that you see in the Orange County marketplace?

A: Opportunities are strongest in multifamily and industrial throughout the country.

Q: Can you share how you are able to capture development opportunities in the marketplace?

A: Sourcing of development deals has not changed much over the years – very much based upon relationships, performing on your promises and being a community based developer – with a commitment to a set of company values – ours are -Respect, Integrity, Service and Excellence.
