TradeLane Acquires West Side Industrial

TradeLane Properties has added 4444 W. Ferdinand St. in the West Side’s West Garfield Park neighborhood to its Chicago focused value-add industrial platform, TradeLane Properties Fund I. Deal terms weren’t disclosed.

The 138,651-square-foot, two-tenant industrial building is 70% leased. TradeLane plans value-add improvements, to include a new roof, exterior paint, expanded parking and new landscaping.

Located within the Northwest Industrial Park and accessed one mile from the Cicero Avenue exit at I-290, the building offers last-mile delivery to downtown Chicago and the western suburbs. The acquisition of this facility brings TradeLane’s Chicago portfolio to 13 properties and more than 1.5 million square feet.

Vern Schultz of Colliers International brokered the deal. Last month, TradeLane acquired an 80,000-square-foot industrial building at 325 N. Ashland Ave. in the West Fulton Market District / Kinzie Industrial Corridor, a deal brokered by Lee & Associates.
