Tishman/Mitsui JV Launches San Francisco Class A Office Development

A joint venture of Tishman Speyer and Mitsui Fudosan America is moving forward with 1.2 million square feet of Class A office development in San Francisco’s South of Market (SoMa) district located at 598 Brannan St. Construction for the three building “Brannan Square” is set to begin in May.

The project architect is Los Angeles-based Michael Maltzan Architecture. Brannan Square’s buildings will feature floorplates averaging over 30,000 square feet with high ceilings and broad windows. The buildings have been designed to accommodate new and rapidly-expanding space users, primarily in the technology-oriented industry sectors attracted to the SoMa district.

Brannan Square features extensive transit connectivity, with the new MUNI Central Subway line at 4th & Brannan opening this year, adjacency to the nearby Caltrain station at 4th & King, nearby BART lines, and convenient access to Highways 101, I-80 and I-280.

The joint venture anticipates a fall 2022 completion.
