Shea Delivers 500K-SF Industrial Park in Santa Ana, Signs Tech Firm

Aliso Viejo-based Shea Properties completed development of Shea Business Center, a 500,000-square-foot Class A industrial park located on the former ITT site on Dyer Road in Santa Ana. The first lease was executed at the property for 72,000 square feet with Anduril, a defense technology startup pioneering AI platforms to protect troops, fight wildfires, and perform search and rescue missions.

The project consists of nine buildings that feature dock-high and ground level loading doors, ESFR sprinklers, concrete foundation throughout, gas service to all buildings, potential private yards, ample power and 28- to 30-foot clear heights.

Shea Properties’ Jon Marchiorlatti says, “We’re excited to bring Orange County access to much-needed industrial space with the completion of Shea Business Center. The central location makes it perfect for existing or established businesses looking for a home here in Southern California – or for anyone looking for a last-mile distribution solution.”

Hughes Marino’s Tucker Hughes represented the tenant. Cushman and Wakefield’s John Griffin and Max Wang handle the leasing.
