Schlosser Moves Ahead on 1111 West Sixth Development
A little more than a year after signing a contract to acquire the Austin Independent School District headquarters building, Schlosser Development Corp. is ready to move forward on the site of its future mixed-use project, 1111 West Sixth. The development is designed by Nielsen Partners, and will offer a mix of office and retail space on 2.7 acres. Meanwhile, the property sale is expected to close in January, 2020.
Demolition of four smaller buildings on the northern half of the site, west of Baylor Street, is anticipated to commence in Q1 2020; rising in its place will be a 109,000-square-foot building. McGinnis Lochridge already has leased approximately 35,000 square feet as the building’s first tenant.
While Schlosser didn’t release a project cost for 1111 West Sixth, paperwork filed with the Texas Department of Licensing and Regulation estimate the development costs of $27.2 million. Renovation work on an existing building, in the meantime, is estimated at $10.1 million.
