RSE Capital, Carter Acquire MF Portfolio in Georgia for $203M

RSE Capital Partners and Carter Multifamily have acquired an 11-property multifamily portfolio in Georgia for $203 million. The 1,966-unit portfolio includes apartment communities in Savannah, Macon, Augusta, and Atlanta. The seller was not disclosed.

RSE and Carter plan to reposition several of the properties through a series of capital improvements that include upgrades to unit interiors and common areas, as well as pool and clubhouse areas. In addition to the capital improvements, Carter plans to bring property management functions in-house.

Melissa Marcolini-Quinn and Lee Weaver of NorthMarq’s Orlando and Tampa offices arranged the JV partnership, and secured financing through an undisclosed lender.
